Our Basic Plan

At Teddi Howard LLC, we understand how challenging it can be to manage ___. That’s why our community managers have these tasks built into their routines.

Our basic plan includes, but is not limited to, paying your bills on a weekly basis, collecting daily deposits via bank lockbox or ACH, sending late notices to delinquent owners, reconciling monthly bank statements, and providing monthly and quarterly financial statements.

 

Our association services are unique in that we not only understand what it takes to run a successful association, we also have the professional discipline and expertise of accounting, which encompasses a field of knowledge and expertise far greater than community association management alone.  Our professional association services include:

  • Accounts Receivable

  • Accounts Payable

  • Financial Statements

  • Collections

  • Annual Meetings

  • Internal Controls

We provide weekly check registers to the officer of your choice so that you can always be of your cash situation. We send out a delinquency listing to the officer of your choice, monthly, thus allowing you to see if there are any units that would require legal action in a timely manner.

 

Your annual meeting requirements can be handled by our office to ensure compliance with Florida Statutes.  This includes elections and budget meetings; making certain the mailings are done with the correct timing and even the collection of ballots on your behalf.

 

We offer consultation regarding the Florida Statutes regarding Association requirements.  For an additional small fee, we also provide payroll services, if required.  This includes the quarterly filing of payroll returns to the state and the federal government.  Other services that we can provide include assisting in the development of your annual budget, the filing of the corporate tax return, performing document reviews of your Association’s documents, and/or producing annual compiled financial statements.
